Home improvements and repairs are all part of the home sales process. However in a divorce case, they can be a source of conflict: Who is going to pay for them? Who are they going to hire? What materials are they going to use?

And in a situation where two people have decided to divorce, there's a really good chance that they don't agree on much - if anything at all! When recommending repairs prior to launching on the market, keep the list as short and sweet as you can. Defer any larger maintenance items to the escrow phase, where a monetary credit to the buyers, in lieu of repairs, could be negotiated - thereby dodging a round of conflict bullets!
